Alcoa GL tracts on the market

unfortunately I was informed a while back that alcoa was clearcutting all the game lands down towards river rd. and then selling it off. it appears its happening. hate to see it

I'm not surprised, been hearing rumors about them selling off that land for a couple years now. I believe some of it was sold to Three Rivers Land Trust. It will be interesting to see what the future holds for that area.

I spoke to one of the guys from 3 rivers a few years ago. Alcoa offered them exclusive to buys 3 areas they had to buy in order and had 3 years to raise the $(around High Rock, Tuckertown, then around Badin). But they were going to sell a lot of that west side of Tuckertown regardless...

I saw the writing on the wall when I saw the trees start falling from the Tuckertown dam up the east side...

3 rivers deeded most of the land to the state.

That is heavily-used public land for sure! So heavily used, I quickly learned not to hunt it on Saturdays, for my own safety and sanity. It’s the closest to Charlotte.

It's not just stokes ferry. I don't think signs are up yet but several pieces on river rd are being sold too. Quick tally looks like 3k acres for $30 million.

It would seem to me, plopping some big neighborhoods in there, a developer should be able to make some big $…and possibly screwing up Ablemarle’s water…

Loosely related, I remember a big water line was run along 49 some years ago. Does anybody recall if that feeds East Cabarrus from Tuckertown too?

It could very easily happen. Houses are going up everywhere from one end of Stanly county to the other.

I believe that water line runs water to Concord and pretty much bypassed everything including Mt Pleasant. Mt Pleasant built a new reservoir best I can remember back in the 90s but everyone I hear from living in town says their water is terrible.

I worked in a few new homes built on Tuckertown lake years ago and the lake has some very strict buffer zone rules that don't allow even building a pier. If I remember correctly one homeowner was complaining that they couldn't even beach a boat and walk to the house

Yes, Tuckertown feeds Cabarrus as a interbasin transfer.

As I understand it most of the pier restrictions were enforced by Alcoa from their hydro electric permits. Not sure what will be enforced by Dept. of Energy with an ownership change. Everyone pretty much knew this was in the cards after the new license was issued, but it actually happening is still shocking.

Unless some deep conservation pockets come to the table a lot of big changes for the area.

I needed a bigger napkin for my estimate earlier. I agree with you though, it was a matter of when and not if. Sucks to watch it happen though.

Do they want cash in small unmarked bills? Or will a check suffice?

North Carolina is done for. All you have to do is read Triangle Business Journal every week at the land deals across the state, in every corner and small town. The sheer numbers, both money and # of lots are mind boggling.

I agree. The average person will find this is a fine place to live, but very difficult to find/buy/lease decent hunting opportunities. NC is becoming a "bedroom community" for hunters. A place that has plenty of hunters, but not a place where the average hunter can find good hunting opportunities. That's happening in a variety of places across the SE. Which leads to more OOS hunters in the west/midwest, which leads to higher license costs, higher guided hunt costs, and point creep.

My kids and grandkids will never know the kind of hunting I grew up with where the average hunter could lease a few hundred acres in NC to hunt.

Hunted all over that area and those lakes growing up. Had a feeling this was coming when I saw the clear cutting start in that area a couple years ago.

I rode through Riles Creek and River Road past flat creek down to the boat ramp. There are signs on all those tracks of former game lands. 600+ acres here and 800+ acres there that whole area is up for sale. Never deer hunted in there much but it was prime squirrel hunting land before the hardwoods got cut. Bunch of cutovers and pine plantations now so the next step of destruction is to have a sea of houses in there. I can see the Three Rivers Trust wanting the property around Riles Creek but the rest is probably gone for good

The State (WRC), Three Rivers, The Conservation Fund, several other partners, and many private donors stepped up to buy the land that was offered as part of the dam relicensing agreement a few years ago. What is for sale now is what Alcoa retained ownership of.

Hello All,

This turkey season I noticed several public land spots with for sale signs. Does anyone know what the deal is with this? I would hate to see these lands sold by the state and developed. Hopefully that is not the case.

Sad. I was down there one day last week and one of the places you can guarantee to hear wild quail every spring.

Not sure pal. Just asking a question.
I hate to see it go as much as anybody. Just not sure why we'd expect to have the right to tell a private landowner they aren't allowed to sell their land. Only option to have this stay game lands is to have somebody buy it and turn it over to the state for conservation purposes. But you're talking about way more money than almost any conservation org could dare to spend on this type of land.
